Sub Division Strategy

Property subdivision involves converting a title of land into two or more titles and is one of the many ways you can develop property. Most of our investor clients simply split a block, from 1 into 2. The property is usually on a large block of land and they subdivide it and then either sell the newly created block to reduce their loan or build another house on the new block, increasing their equity and income.

Careful consideration needs to be given to the local relevant planning laws and also the potential infrastructure costs and works that may be required such as roads, paths, drainage systems, water, sewerage and perhaps even public utilities such as a park (mainly for larger subdivisions).

There are other forms of property subdivision as well such as subdivision of existing buildings, where a single title is converted to multiple titles. For instance, a block of 10 units on a single title may be converted into 10 individual titles such a strata title. This is a great way to add value to the property and allows you to sell the units individually.
